Buyers who don’t mind purchasing an older home will enjoy great amenities, and a location that is within five minutes of restaurants, shopping, major hospitals and medical facilities, freeway access and the Superstition Springs Mall.
Overview
Sunland Village in Mesa Arizona is a active adult, 55+ retirement community of 2,685 homes, with about 4,000 year-round and seasonal residents.
The community was developed from 1974 to 1984 by the Farnsworth Homes. After completing their first community in the Mesa area (Dreamland Villa), Farnsworth established Sunland Village as their second active adult/retirement community for ages 55 plus. Farnsworth later went on to develop their third and fourth Mesa retirement communities, Sunland Village East and the newest community, Sunland Springs Village.
The HOA fees at all of the Farnsworth communities are among the lowest in the entire Phoenix area, and Sunland Village is no exception. Even though the HOA fees are very low, the community still offers lots of amenities, arts and crafts facilities, and many, many clubs and interest groups.
Real Estate at Sunland Village
Sunland Village has regular single-family detached houses, maintenance-free single-level townhomes that are referred to as “Sunland Villas”, and condominiums in three multi-story secured buildings called “Sunland Towers”.
All structures at Sunland Village, including the villas and condos, were built using solid “slump block” construction.
Sunland Villas are attached single-level, townhomes that offer a carefree lifestyle by taking care of all building and exterior maintenance and insurance, along with all yard maintenance and water, sewer and trash fees. Villas range in size from 611 to 1,556 SF
Although the original floorplans of the single-family homes ranged from 1,080 to 2,060 SF, many of the homes have been renovated or expanded throughout the years, so you might find homes with as much space at 2,400 square feet.
Pets are not allowed at the Villas townhomes, but are allowed at any of the regular single-family homes.
Sunland Towers Condominiums
Sunland Towers Condos are a group of three multi-story buildings with condominium units and secure underground parking. Guests cannot go directly into the living areas, and must be buzzed in from the lobby.
Sizes range from an 855 square foot 1BR / 1BA unit to a 1,698 square foot 3BR / 2BA unit.
The condos offer a true lock and leave lifestyle. In addition to maintaining the building and grounds, the HOA fees also include water, sewer, trash, and basic cable service.
No pets are allowed in the condo units.
About the Mesa Area
Sunland Village is located about 10 minutes from the Superstition Springs Mall, so anything and everything you could ever need or want is within minutes of the community.
Major medical facilities including a Banner Hospital are also within 5-10 minutes of the community. And, the convenient location offers easy access to Loop 202, making Phoenix Sky Harbor Airport and downtown Phoenix just a 20-30 minute drive (without traffic).
