55+ Retirement Community in Buckeye, AZ
Most homes in the 55+ active adult community were built by Meritage Homes (previously Hancock Homes) between 2002 – 2014. LGI Homes of Arizona finished the last 151 lots between 2015 – 2020. For the most part, Meritage offered very basic builder-grade finishes as standard, especially in the earlier phases, so any upgrades you see in a home were probably an up-charge for the buyer, or added after market.
Overall, the homes are thoughtfully designed floorplans ranging from 1,000 – 2,217 SqFt, and in the later phases, included some great energy efficient systems that Meritage added to all of their homes, which really help reduce energy costs.
Town of Buckeye CFD assessment:
The Town of Buckeye assesses a flat $3,500 infrastructure fee called a “CFD tax” (CFD stands for “Community Facilities District”) on each lot at Festival Ranch, including Sundance. A home buyer can choose to pay off the total of the CFD assessment at the time of purchase and save about $400 year on taxes, or you can choose to amortize the principal amount with interest over the course of 20 years. Most home buyers choose the latter, usually because of lesser initial costs or because they may have plans to sell the home within a few years. When you purchase a home and the CFD has not been paid off, it can be a negotiable item, and you can ask the seller to pay it and remove the lien. Most sellers want the buyer to assume the balance owed on the assessment
