If you’re looking for an oasis in the desert, you’ll love the 55+ retirement community of Sun Village in Surprise, Arizona. A host of conveniences are literally right outside your gates, and the residents here are very friendly and down to earth.
Sun Village has 1,382 homes with a population of over 2,500 residents. It covers 320 lush acres and is divided into smaller “villages” that contain condos, patio homes, and single family homes. There are landscaped walking and biking trails around the lakes throughout Sun Village, an 18-hole executive golf course with challenging water features, and Sun Village even has an on-site hair salon.

Townhomes: Single-level townhomes are available, many with idyllic settings backing to greenbelts or refreshing fountains. If you are looking for a carefree lifestyle centered around a low-maintenance home, the single-level townhomes are perfect for you. The HOA fees take care of all landscaping and exterior maintenance.
Patio Homes: Detached Patio Homes are available in the Zuni and Pueblo Villages. Patio homes also offer an easy low-maintenance lifestyle, as the HOA covers all front yard landscaping here as well. Patio homeowners in “Zuni Village” – in addition to having access to the Sun Village Recreation Center and all its amenities – have their own centrally located Community Center and pool to enjoy.
Single Family Homes: Regular detached homes are available in the Pima, Hopi, Shawnee, Comanche, and Kiowa Villages. There is a wide selection of models and sizes of single family homes. Many have the added luxury of a “guest house” or “casita” as we call them here in Arizona.
There is a pet restriction of two pets per household for all homes at Sun Village.
About the Surprise Area
Sun Village is located on Bell Rd, in Surprise, Arizona. We refer to this stretch of Bell Rd as “Retirement Row,” because you’ll find the 55+ retirement communities of Sun City, Sun City West, Sun Village, Sun City Grand, Arizona Traditions, and Sun City Festival, all in a straight line traveling west on Bell Rd from Peoria to Buckeye.
The town of Surprise is located in the far northwest part of the Greater Phoenix area and had always been difficult because it did not have good freeway access, but all of that changed once the Loop 303 freeway was completed. Now, Surprise is just a short 25-30 minutes to downtown Phoenix, and an easy drive to popular Arizona day-trip destinations like Sedona, Flagstaff, and Prescott. You’ll find all of your favorite stores and restaurants within a 1-10 minute drive of Sun Village.
