There are no HOA fees for regular houses, but all residents of Sun City must pay a mandatory annual fee to the Recreation Centers of Sun City (RCSC) to support the cost of running & maintaining all of the amenities.

The various townhomes have their own sub-associations and fees vary by neighborhood.

Single Family Dwellings: These comprise the majority of homes and are from 920-Sq.ft. to more than 3,500-sq.ft. with large lots, small lots, golf course lots and some homes in neighborhood associations which handle landscaping and other services for a monthly fee.

• Duplexes: Side-by-side units, each individually owned and from 1,200 to more than 2,000-sq.ft.
• Garden Apartments: Several units attached in a row that range from 700 to 1,400-sq. ft.
• Additional Options: El Dorado offers luxurious condos in a three-story building complete with fine dining.

Since homes here are were built during the 1960s-1970’s, most will need substantial updating to meet the needs of today’s buyers, but for those looking for an inexpensive home with very low carrying costs, low HOA fees, and tons of great amenities and activities, Sun City Arizona is still a popular choice for many retirees.
