Overview

With approximately 1,700 gated home sites for active adult residents age 55 or better, CantaMia is a perfect complement to the ongoing development at Estrella, a premier West Valley multi-generational master-planned community and home to more than 11,000 residents (previously called Estrella Mountain Ranch).

The CantaMia Village Center is a stunning 29,000 square foot recreation center for CantaMia residents. With miles of lakes and water canals meandering throughout the community, you can find homes with “waterfront” back yards. These lots are in high demand though, and will generally carry a hefty lot premium.

Designed by the same developers that launched the nationally acclaimed and award-winning Province in Maricopa, CantaMia’s massive 29,000 square foot Village Center is located on a lake with lots of patios and balconies to take advantage of the great views.


Real Estate at CantaMia

The first homes here were built in 2010, and the community has been through a number of builders during that time, so you’ll find a very large variety of floorplans, and a lot of variance in standard features.

Homes on waterfront lots can carry a premium of more than $100,000, so if you want waterfront, be prepared to step up, because they go quickly!

Taylor Morrison is still building new homes, so you can opt for new construction. Base prices do not include lot premiums, upgrades, design center options, etc. On average, most people will spend an additional 12% – 25% over “base price” for design options and lot premiums for their new home.


About the Estrella Area

Nestled in the foothills of the Estrella Mountains (pronounced Es-tray-uh) about nine miles south of I-10 in Goodyear, you’ll find Estrella (formerly called Estrella Mountain Ranch).

Estrella is a secluded, very large master-planned community that consists of several different villages, and many different builders. Each village has its own parks, lakes, walking-paths and some are even located on the Nicklaus designed golf course.

CantaMia will be one of the “villages” at Estrella, and is the only “village” restricted to active adult living. And like many of the other villages, CantaMia will have its own set of amenities for use by CantaMia residents only.

CantaMia is located about 3.5 miles south of the “town center,” where all of the main amenities and the Safeway shopping center are located.


Builders at CantaMia

2008: CantaMia’s original name was Province at Estrella, and was designed by Engle Homes as a sister community and virtual mirror image of Province in Maricopa. The models were built and Engle Homes of Arizona was preparing for their highly anticipated grand opening, but had to cancel the event literally the day before scheduled when their parent company, TOUSA filed for bankruptcy in 2008. 

2010: Joseph Carl Homes, a brand new company headed by the (now) former president of Engle Homes Arizona, purchased the entire subdivision from the banks and the community name was changed to CantaMia at Estrella. Since the models were already built and ready, Joseph Carl planned to move forward with the original Engle floorplans and started construction of the massive and beautiful lakeside clubhouse, which was also designed by Engle to look like the impressive Tuscan-style clubhouse at Province. Joseph Carl also improved the original Engle homes by adding super energy efficient and green technology, and included solar technology as a standard feature of every home. 

2011: Joseph Carl Homes merged with Avatar Homes, and the community became CantaMia by Avatar. The clubhouse was completed, and had a more contemporary interior than originally designed, to differentiate it a bit from Province, as well as to reflect the builder’s more modern philosophy to construction technology and the baby boomer lifestyle. 

2012: Vitalia Homes, the parent company of Avatar Homes changed their branding, separating their active adult brand from the Avatar brand, and then later merging the two names into one, AV Homes. The community then became CantaMia by AV Homes.

2020: Taylor Morrison took over the community and introduced a new set of models, and the community is now CantaMia by Taylor Morrison.

Through all of the changes, one thing has remained the same: the community has always been a highly anticipated and highly touted world-class active adult community. As it has progressed, the community has not disappointed.
