Sun Lakes covers 3,520 acres, has three different Homeowners Associations, and is comprised of five different communities, all named for the golf club that the community is associated with.
Overview
Located near Chandler, Sun Lakes Arizona is a master-planned golf retirement community for active adult living that encompasses six square miles with more than 16,000 residents. The community is so large that the city of Chandler renamed this six-square mile section Sun Lakes so they would have their own address.
Sun Lakes was built by Robson Communities, who is also the developer of the Phoenix area 55+ retirement communities of PebbleCreek in Goodyear and Robson Ranch in Eloy.
Sun Lakes was built in three major phases, and each “phase” has its own Homeowners Association. Each HOA is an independent and separate entity, separate and apart from the other HOAs. There are five golf club communities within the three HOAs, and each community has its own golf club, recreation center, and clubhouse. Below are the three HOAs and the five communities, in the order that they were built.
HOA #1 – Sun Lakes Country Club
Sun Lakes 1: 1972-2002 – the original Sun Lakes Country Club is 2,136 mobile homes and traditional houses surrounding an executive par 60 golf course.
Approximately two thirds of the 2,136 homes are manufactured homes, and the rest are regular detached homes. There is an 18 hole, par 60 golf course, driving range, practice putting green and a 9 hole pitch & putt.
Sun Lakes Country Club also offers tennis, several pools and spas, Sunset Grill restaurant, patio bar, and Mulligans, a Pro Shop and Golf Club Lounge for you to enjoy various tap beers, delicious spirits, and a casual good time.
In addition to year-round golf, this vibrant community offers various clubs to satisfy all interests, and HOA-sponsored events such as catered dinners, dances, themed parties and bus trips to local sporting events.
HOA #2 – Cottonwood Palo Verde
Cottonwood Palo Verde at Sun Lakes is two communities governed by one homeowner’s association (Sun Lakes HOA #2).
- Cottonwood: 1979-1995 – a regulation golf course surrounded by 2,736 traditional houses and townhomes
- Palo Verde: 1983-1996 – the first gated community in Sun Lakes is an executive golf course surrounded by 1,073 traditional houses.
The Cottonwood golf course is beautiful, and they have an amazing tennis and pickleball complex. Cottonwood Palo Verde also has a modern fitness center, and lots of clubs, community activities, and events.
HOA #3 – Ironwood Oakwood (Iron/Oaks)
The third HOA (Sun Lakes HOA #3) is also two communities governed by a single HOA. Residents have access to amenities at both communities, and restaurants at both courses are open to the public.
- Ironwood: 1987-2001 – a gated community of 734 houses surrounding a mid-length par 67 golf course.
- Oakwood: 1994-2006 – the last, the largest, and most upscale of all of the Sun Lakes communities with 3,285 traditional houses and patio homes, offering 27 holes of golf and world-class resort facilities and amenities.
Both communities have golf courses, tennis courts, swimming pools and spas, pro shops, and restaurant facilities, spectacular views of lakes, fountains, and beautifully landscaped common areas.
About the Sun Lakes Area
Sun Lakes is located minutes away from the Chandler Fashion Center Mall, and major high tech companies like Intel, in the suburban area of Chandler. Just 20 minutes from Phoenix, Sun Lakes has convenient access to major routes and is minutes from I-10, routes 101 and 202.
